What does a Property Manager do?

A property manager is an agent of the owner and works on the owner’s behalf and in the owner’s best interest. The property manager will:

  • Maintain the property

  • Administer leases

  • Arrange for repairs

  • Prepare budgets

  • Collect rent

  • Pay expenses

  • Keep the books (accounting)

  • Distribute funds to owners

  • Communicate with tenants and address all tenant issues

  • Advertise / market vacancies

  • Negotiate leases

  • Assure that the property adheres to applicable laws and regulations including:

    • Federal & state Fair Housing laws

    • Americans with Disabilities Act

    • Local Zoning ordinances

    • Building Codes

    • Landlord / Tenant laws

    • CC&Rs

  • Maintain records of leases and repairs

  • Initiate the eviction process if necessary (A property manager cannot represent the owner in court but provides all documentation and records to the attorney)

And a myriad of other duties determined on a property by property basis or as contracted with the owner.

It is important to be mindful that the property manager is a general agent of the owner and can bind the owner to contracts for goods and services for the property or the management of the property. The owner must have complete confidence in the honesty and dependability of the manager.

Our fees are reasonable and competitive and our service is attentive and focused. We know that our clients count on us to optimize their returns and we know that real estate investors have to be more diligent than ever. Our leasing fees for office and retail properties are 6% of the lease value of the initial lease term. Our Property Management fee is 10% of the rent collected for all property types and the property management agreement can be cancelled at any time with a 30 day written notice. We understand that investors have choices and that we have to earn our client’s business every day. We don’t use a complicated contract to keep clients, we use hard work and results.
